Job Description

An estacblished general contracting firm specializing in life sciences, healthcare, commercial, institutional, and industrial construction is seeking an experienced Project Manager to oversee complex construction projects throughout the San Diego market. This leadership role is responsible for driving project performance from preconstruction through closeout, ensuring schedule, budget, quality, and client expectations are consistently achieved.

Key Responsibilities

Project Planning & Execution

  • Lead the overall planning, coordination, and execution of project activities to support successful delivery of construction objectives.
  • Develop, maintain, and continuously update project schedules while coordinating milestones with field operations and superintendent-led activities.
  • Monitor project progress, identify schedule impacts, and implement corrective measures to minimize delays.
  • Coordinate procurement timelines and material deliveries to support project sequencing and production goals.

Budget & Financial Oversight

  • Participate in monthly project financial reviews, evaluating cost performance, forecasting outcomes, and reporting progress against established budgets.
  • Review and approve owner billings, subcontractor payment applications, and project cost documentation.
  • Track project expenditures, manage cash flow, and support timely collection of outstanding receivables.
  • Identify opportunities to improve financial performance while maintaining project objectives.

Leadership & Stakeholder Management

  • Serve as the primary point of contact for clients, design teams, consultants, and key project stakeholders.
  • Promote a collaborative team environment through clear communication, accountability, and proactive issue resolution.
  • Lead project meetings, distribute meeting summaries, and ensure action items are completed according to established timelines.
  • Mentor project engineers and project managers while supporting their professional development and project success.

Contracts & Compliance

  • Oversee contract administration to ensure compliance with project agreements, specifications, and general contract requirements.
  • Review, negotiate, and manage subcontract agreements, vendor contracts, and purchase orders.
  • Address contract-related issues, change management processes, and subcontractor claims when necessary.
  • Ensure project activities comply with all applicable regulatory, legal, and company requirements.

Project Controls & Documentation

  • Utilize Procore and related management platforms to oversee project records, cost tracking, and document control.
  • Manage the preparation, review, and distribution of RFIs, submittals, change orders, inspection documentation, safety records, and project correspondence.
  • Maintain accurate and organized project documentation to support reporting, compliance, and successful project execution.

Quality & Safety Management

  • Champion jobsite safety by actively participating in operational and safety initiatives.
  • Support implementation of company safety programs and ensure adherence to project-specific safety requirements.
  • Oversee project closeout efforts, including punch list completion, turnover documentation, training materials, warranties, and operations manuals.
  • Promote high-quality construction standards and ensure work is completed in accordance with project specifications and industry requirements.

Travel

  • This position is primarily focused on projects throughout Southern California and may require travel to project sites, client meetings, and corporate offices as business needs dictate.

Qualifications

Education

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline preferred.

Industry Experience

  • Seven to ten years of progressively responsible project management experience within commercial construction environments.
  • Significant experience managing life sciences, biotechnology, pharmaceutical, laboratory, healthcare, or highly regulated facility projects.
  • Proven ability to successfully deliver large-scale construction projects from planning through completion.

Technical Knowledge

  • Strong understanding of construction methodologies, building systems, design coordination, technical equipment, and quality management processes.
  • Experience working within laboratory, pharmaceutical manufacturing, cleanroom, or similar controlled environments.
  • Working knowledge of industry standards, including GMP, GLP, and other applicable regulatory requirements.
  • Familiarity with specialized building systems such as laboratory utilities, controlled environments, HVAC systems, and critical infrastructure.

Software & Technology

  • Proficiency with Microsoft Office applications and construction management platforms such as Procore.
  • Experience utilizing scheduling software including Microsoft Project or comparable tools.
  • Working knowledge of BIM technologies such as Revit, Navisworks, AutoCAD, or similar programs for project coordination and risk mitigation.

Leadership & Communication

  • Demonstrated ability to lead multidisciplinary teams while fostering a positive and collaborative project culture.
  • Proven success mentoring project personnel, resolving conflicts, and driving accountability across project teams.
  • Excellent communication, presentation, and negotiation skills with the ability to effectively engage clients, executives, consultants, and trade partners.
  • Strong decision-making abilities with a proactive approach to problem solving and project leadership.

Financial & Contract Management

  • Extensive experience managing project budgets, forecasts, cost controls, and financial reporting.
  • Ability to oversee contract administration and subcontractor performance while protecting project objectives.
  • Strong understanding of procurement practices, vendor management, and construction contract negotiations.

Risk Management

  • Experience identifying, evaluating, and mitigating project-related risks throughout design, procurement, construction, and turnover phases.
  • Ability to develop risk management plans and contingency strategies to address schedule, budget, quality, and operational challenges.
  • Familiarity with life science construction risks, including regulatory compliance, biosafety considerations, and environmental health requirements.
  • Proven capability in developing solutions that minimize disruptions and maintain project momentum.

Quality & Client Relations

  • Strong commitment to quality assurance, code compliance, and adherence to project specifications.
  • Experience implementing quality control processes, conducting audits, and supporting continuous improvement initiatives.
  • Skilled at building long-term client relationships through responsiveness, professionalism, and successful project delivery.
  • Ability to contribute to business development efforts through client presentations, proposal support, networking, and identification of future opportunities.
